Well folks, the cold weather is once again upon us. When winter hits, so do the leaking chimneys. Chimneys that leak during the cold weather months tend to have one of two problems, or both problems for that matter.
Brick chimneys are often, but not always, build with masonry units that are of similar size and shape. Mortar is used to bond the brick to each other.
Brick chimneys can experience multiple problems that can cause water leaks into the house. Bad flashings, brick work, caps, flue liner problems, etc.

Stone chimneys are build in a similar manner as brick chimneys. Where as brick chimneys are constructed with similar size and dimension masonry units, stone chimneys are often built with un-even, dis-similar stone. Stone chimneys also experience some of the same problems as brick chimneys, but sometimes have additional challenges due to the construction methods used.
Prefabricated chimneys or manufactured chimney systems are typically a double or triple wall pipe with air spacers or insulation in between the chimney pipe. The outter wall of the pipe can be stainless steel, Galvalume, or galvanized steel. The inner wall of the chimney is usually stainless steel. Prefabricated chimneys can be surrounded by a chase (a structure used to protect and beautify the structure of the pipe). Some pipe manufacturers require it and some don't.
Prefabricated chimneys are often subject to a different set of problem areas that can cause leakage, but do have the similar problem of flashings.
